There is nothing like your first day of skiing for the season. Sure, the ski movie premiers are high energy affairs. First dusting of the peaks can get your heart racing as the lights, sights, smells and temperature all trigger our skier brains that the season is almost upon us. But first day brings the excitement up to a whole new level.

You awaken with that first day of school flutter in your stomach. Well -- even better than the school flutter. Choke down a super smoothie and oatmeal to keep you fueled for the day. Touch your toes a few times and give your quads a stretch -- you'll be spending a lot of time together for the next 8 months, so make nice now.

The vigorous powder day, the après ski activities, the delicious hot chili in the lodge, the Bernese Mountain dogs with snowflakes dusting their muzzles- these are all available in most ski towns- they are our universal ski culture touchstones. But each ski town has its own personality- the people and the events that define a community and a local culture. Early season in Breckenridge is defined by several beloved events; we kicked off with Breckenridge and Keystone both starting their lifts on November 9th. Copper adds to the fun on November 16th. A-Basin trounced everyone with an October 19th start.  Thanks Ullr for the early season snow!

Thanksgiving in the high country is somehow also an excuse to get out and exercise. Run, then ski, and then eat.

A friend from the Bay Area recently visited Colorado for the first time. He was, of course, taken by the natural beauty and the healthy lifestyle, but was breathless about the real estate. Why didn't anyone tell me real estate was so affordable in Colorado? My brothers house is 1000 square feet larger than mine and cost 30% of what I paid! His perception of our market came down to not just to home sale pricing, but our low taxes and lifestyle. This is of course, coming from one of the most expensive markets in the world, but is a great glimpse into the mindset of our out of state buyers.

The average sales price of a single family home in Breckenridge through the end of September, 2018 was $1,347,303.00 or $422.04 a square foot. The average sales price

Think about your ski gear as the body and tires of this car, and the season pass or ticket as your driver’s license- that leaves your body as the engine and your motivation as the gasoline. Do you need a tune up?

Ski conditioning workouts help keep us out on snow longer and stronger. From building strength, endurance, stamina and creating stability in the body, a well rounded conditioning program can help create longer days, seasons and lifetimes on snow. Local experts recommend a head to toe approach, including body-wide strength building, core work, stretching and aerobic workouts. And squats. Always the squats.

All our Summit County area recreation centers, gyms, and studios have resources to help you prepare for your season.

The economy has come roaring back from the recession of 2008. We are seeing this strength in all sectors, and housing in Summit County is no exception. While we have yet to hit every peak of the pre-2008 summit County real estate records, we are pushing towards those numbers for the first time in a decade. This is remarkable as inventory remains at a record low and days on market are head-whippingly fast. While most economic forecasters expect the Fed to raise the rates two more time this year, in September and December, there is a rift on predictions for 2019.

A bump in the Fed rate can mean a bump in mortgage costs, making home purchases more expensive. Tracking the cost of borrowed money and staying in front of increases is a good way to help manage

Summit County residents and visitors are the lucky beneficiaries of a real estate purchase that adds more than 1,000 acres to the county's already abundant open space and trails network.  Knorr Lakeside Ranch went on the market in the spring after six generations of the family had ranched the land, but just couldn't keep plugging away at the tough business of ranching. Thanks to their neighbors, who initially bought the property, Summit County now has land on the banks of Green Mountain Reservoir, near Heeny, in the northern part of the county.

The latest gift of open space arrives through the hard work of many committed people, who tirelessly work to increase this bounty, to blaze public/private solutions to creating and protecting open space and
