Leaves have fallen and temperatures have dropped. So is the Breckenridge and Summit County real estate market dropping as well? It’s that time of year when fewer people are relocating and fewer people are spending time driving through neighborhoods with wishful thinking. On September 28, the Breckenridge Town Council voted unanimously to place a cap of 2,200 short-term rental licenses on non-exempt properties within the Breckenridge town limits. There are currently approximately 3000 non-exempt short-term licenses within town limits (not including unincorporated Summit County). No current licenses will be revoked. License renewal fees will be increased to discourage homeowners from “holding on” to licenses that are not being used.

Properties exempt from the cap include hotels, lodges and condominiums with 24/7 separate front desk and security staff. Refinements to the cap, such as allowing short-term licenses to be passed on to family members, will be part of the discussion at the next meeting on October 2.
