It’s that time of the year when the leaves have changed and a hint of winter is in the air. It has been the most beautiful fall we can remember with cool mornings and bluebird afternoons, but cooler temperatures are coming. Our first traceable snow came more than a week ago and the resorts have begun snowmaking efforts with most opening less than a month from now. 2010-2011 season ski passes are on sale now; be sure to get yours before you hit the slopes.

We saw a slight increase in sales of residential properties throughout Summit County in September compared to sales from the same month last year. There were 118 residences that sold last month, showing a sharp increase in sales from the month of August and we continue to see signs of a stabilizing housing market in Summit County.
Even though buyers are returning to the market, the unusually elevated number of properties available today continue to drive sales prices lower. At the current rate of monthly sales in Breckenridge we have in excess of two years of inventory available to buyers. Sales are happening, but it’s now more important than ever to price your home as competitively as possible to secure a sale.

For the last number of years th Breckenridge Associates Real Estate office has had an un-official lodger. I took the photo of this vixen this morning sitting at the top of our back staircase just watching the comings and goings of our company. Quite often, especially in winter, if you look at our roof from Main Street in Breckenridge you can see her watching all the traffic!

Another more substantial amount of snow on the peaks means you should be getting your skis and snowboards waxed and ready to go. Breckenridge Ski Area is scheduled to open November 12th and will be here before you know it.

If you already have your Mountain Retreat up here, you're all set. If not, now is the time to find one. With home prices down to '04 or '05 levels, and interest rates at an all time low, TAKE ADVANTAGE OF THE SITUATION! Rate quotes 2 days ago were 3 5/8% on a 15 Year Conforming, and 4 7/8% for a 30 Year Jumbo. Does not matter if it's a primary residence or a second home, but you may have to put down a slightly higher percentage for the secone home loan.

Snow on the peaks this morning is getting everyone excited about the upcoming ski season. Arapahoe Basin and Loveland are both working hard to see who will be the first to open this year.

While the seasons are getting colder, the Real Estate Market is starting to heat up. People are taking advantage of Great Values in Pricing, plenty of Inventory to choose from, and incredibly Low Interest Rates. Even Jumbo Loans are below 5%, with a 15 Year Conforming Loan quoted yesterday at 3 5/8%.

Gaining in popularity are permeable driveways, pervious rather than impervious to the elements, allowing rain water to soak through the driveway into the soil. These green driveways may decrease flooding, recharge groundwater, filter out pollutants and keep drinking water healthy.

A layer of gravel is placed on top of the soil excavated at least three inches below the paving surface, and an overflow route is created for storm runoff directing water to street drains, gardens and landscaping. Despite historically low snowfall during the 2009-2010 ski season coupled with a challenging economy, Vail Resorts has taken positive strides with their earnings report released today at the close of their fiscal year. Some detailed highlights follow below. The company's CEO, Rob Katz, cited some encouraging signs heading into the 2010-2011 season including: improved season pass sales, the opening of One Ski Hill Place in Breckenridge which adds on-mountain amenities including a 20,000 square foot skier restaurant, the Ski Hill Grill and an après ski venue, the T-Bar as well as the launch of EpicMix, a revolutionary new online, mobile and social media application that allows guests to digitally capture and share their skiing experience.
