For the last week of 2010, residential sales continued on pace with the previous weeks around the Christmas holiday. All in all, the year ended very well. The number of sales for all of Summit County increased over 2009, and dollar volume was up as well. This past week in Breckenridge for residential properties, there were 8 sales and 9 residences went under contract.

While we are still concerned about the overall state of the economy, 2010 was better than 2009 regarding real estate here in Breckenridge, Summit County, and other resort areas such as Aspen and Vail. We knew that the number of sales in Breckenridge and Summit County had increased over 2009,but it felt like the dollar volume was lower due to the average sales prices declining. It appears that dollar volume has increased over 2009, and all indicators show that this trend may continue.

Activity for Residential Sales in Breckenridge has continued to be strong over the past 2 weeks. The number of sales have declined, but this is probably due to the fact that Buyers wanted to have closed on their properties with enough time to get ready for the Holidays.

Residences going under contract were up the week of December 7th - 13th, which normally is not the case for this year. The 40% Price Reduction at Water House accounted for 8 residences that have gone under contract. The number of price reductions declined, but there are some Super Deals out there. Soooo many events, so little time. Just last week Breckenridge hosted three major events. The Breck Snowflake Challenge, The Ski Spectacular, and the Alpine Sports Film Festival.

The Breck Snowflake Challenge is the local's snow sculpture contest. Once a part of ULLR FEST, the recently resurrected, grass-roots event was an opportunity for 18 artists and their teams consisting of 1 - 6 people, to create sculptures out of piles, or "blocks" of snow in front of and beside businesses on Main Street. The sculptures should last weeks, likely right up and to the time the International Snow Sculpture Competition begins, and adorn the historic streetscape with a charming affect. December 5-11 was a week of snow sculpting celebration on Main Street in Breckenridge, where 18 local teams came together to create some awe-inspiring sculptures for the public to see and competed to win a cash prize of $1,500 for the winning team. In its 3rd year, this year's event was the most successful to date with so many beautiful sculptures coming to life throughout town. You can still view many of the sculptures over the next couple days. It's a great excuse to take a holiday stroll down Main Street to see the sculptures and beautiful holiday lights with your family and friends.
