Breckenridge's Top 5 Real Estate Deals - January 2012

Happy New Year and thank you for joining us for another edition of our Top 5 Best Real Estate Deals in Breckenridge! The holidays have been beautiful and mostly warm with a little snow and lots of sunshine. There are some great events coming up in the next few weeks including Ullr Fest and the International Snow Sculpting Championships. For January, we're counting down the Top 5 Real Estate Deals as we jump into the new year. Here we go.



5.) 242 Goldenview Drive & 1226 Forest Hills Drive, Breckenridge
Our #5 pick is going to be vacant land in general with 2 specific properties that really stand out. Vacant land has been one of the hardest hit aspects of our market in the last few years. With all of the existing homes available at incredible pricing new construction has really dropped. The good news is that means you can buy a vacant lot today for a fraction of historic prices and build your dream home! In particular, 242 Goldenview Drive and 1226 Forest Hills Drive stand out. Both offer HUGE ski area views and easy access. 242 Goldenview is located on the bus route, adjacent to National Forest with live water on the property. Additionally, the lot is owned by a local reputable builder who already has plans in place and will offer an even better deal if a Buyer contracts him to build for them. Currently listed at $239,000, comparable lots in this neighborhood have sold as high as $375,000 in 2007 and more recently in 2011 for $241,800. 1226 Forest Hills borders a Forest Service parcel and is located just 2 miles north of town. On a newly paved road, lots in this area have sold for as much as $342,000 in 2008. This lot is listed at just $180,000!

4.) Main Street Station, Breckenridge
Our #4 pick is a 2 bedroom condominium at Main Street Station. Main Street Station is an amenity rich complex on the south end of Breckenridge just a few minute walk to the Quicksilver Lift at the base of Peak 9. With an Olympic pool and 6 hot tubs available to renters and owners as well as a well outfitted fitness room and most importantly ski/bike and golf storage as well as a front desk and concierge service, Main Street Station offers something for everyone. This unit is located in the west building overlooking the plaza where you will be able to enjoy all the activities held there - concerts, a farmers market, a film festival and more. Comparable 2 bedroom units have sold as high as $675,000 in 2006. This unit is listed at just $570,000.

3.) Main Street Station, Breckenridge
The #3 pick is also in Main Street Station, but is a 1 bedroom unit in the east building. This unit is listed $369,000 with the next available 1 bedroom listed at $450,000! 1 bedrooms in Main Street Station have sold for as much as $525,000 in 2007. With strong rental income and good views, this unit really stands out.

2.) The Pines At 4 O'Clock, Breckenridge
Our #2 pick is a 3 bedroom, 4 bath townhome in The Pines At 4 O’Clock. With easy and direct access to the 4 O’Clock Ski Run, these units offer some of the best ski access available in units of this type. Also close to the bus route for a quick ride to downtown Breckenridge, this location offers the best of both worlds - ski access and in town living. Priced at $948,500. Comparable units sold for as much as $1.2 million in 2009 and we haven’t seen a list price here under $1 million since 2005! This will not last long.

1.) 445 Davenport Loop, Breckenridge
And...our #1 pick…wait for it….wait for it…located off Tiger Road in the Gilrose Subdivision on over 2.5 acres with Swan River frontage! This is an incredibly unique home with HUGE log construction, expansive use of stone through out and tons of space for your friends and family. Listed at $999,999 for 6,437 square feet, this home is irreplaceable at a list price of just $155 per square foot. Don’t miss the chance to be the proud owner of this cool property.
