With all the great snow this season, the real estate market is remaining stable going into March 2014. 

In February, the Breckenridge real estate market saw a 23.6% increase in the number of residential sales.  The single family homes are down slightly year-to-date, -7.4%, with only 13 properties selling for the month compared to 16 sold in February 2013.  The duplex market had no sales in February, compared to 1 sale for the same time last year.  The condo market in Breckenridge still seems to be strong.   In the month of February 2014, 21 condos sold versus 14 selling in 2013.  Currently, the Breckenridge condo market is ahead 28%, year-to-date.  Townhouse sales have been stellar so far this year.  There have been 5 townhome sales for the month of…

The start of 2014 has been great!  The snow has been amazing and the real estate market is off to a splendid start as well.  In Breckenridge, the residential real estate market in January outperformed 2013 by 21.74%.  There were 12 single family homes and 11 condos sold in January 2014.  The duplex and townhome market saw a jump in the number of units sold this month compared to nothing selling in January 2013.  Last month, 2 duplexes sold and 3 townhomes sold.  Another positive sign in the real estate market is the number of active listings.  And that number is declining.  As of February 2013, there were 180 active listings in Breckenridge.  This year, there were only 151 active listings.

Summertime is the peak of selling season.  The end of September statistics help to provide a picture of how the real estate market performed this summer.  Here is our monthly update on the real estate market in Breckenridge and Summit County.

The number of active listings are a great indicator as to how well the market is performing.  This year, the inventory at the end of the summer was less than previous years.  At the end of this summer, there were only 512 active residential properties in Breckenridge.  For the same time in 2012, we still had 551 residential properties active.   The sales price are also remaining stable, and in some cases, they have started to increase.  The averages sales price has increased for condos and…
