On February 21st, the Town of Dillon’s Planning and Zoning Commission voted 3-2 in favor of moving forward on the Dillon waterfront redevelopment plan, spearheaded by local developer Jake Porritt. The project promises to breathe new life into the town’s waterfront area on Dillon Reservoir.  At the heart of the redevelopment plan is the creation of a vibrant waterfront district by transforming the 161,200 square foot site currently occupied by the Best Western and now closed Arapahoe Café into a 5 story, 485,000 square foot development featuring a mix of residential, commercial, and recreational spaces.

Dillon Waterfront Development: Branded Residences

The proposed 626 Lake Dillon Drive Branded Residence will host 200 condominiums, 3 restaurants, retail space, and roughly 480 underground parking spots. Residential units will be available as studios, 1 bedroom, 1 bedroom with den, 2 bedroom, 2 bedroom with den, and 3 bedroom condominiums, with the average unit size of 1,006 square feet. Private investors will have the opportunity to purchase units for use as their second residence and vacation homes with a quarter annual stay potential, receiving an income from their brand managed rental. Owner amenities include the private pool, fitness room, a party room, and concierge station with proposed mail and package service. Additional highlights include over 29,000 square feet of balconies and a private 4,210 square foot rooftop terrace.

In addition to the new waterfront district, the redevelopment plan also includes improvements to existing infrastructure and upgrades to parks, trails, and public spaces. Plans for public amenities feature a rooftop terrace, bar, observation deck, and ground-level plaza. Designed to enhance Dillon's natural beauty, plans outline a strong emphasis on sustainability and environmental stewardship, with painstaking attention paid towards meeting the town’s existing aesthetics during the selections of building materials.
