Exploring the Future of Dillon, Colorado: A Waterfront Transformation

Dillon Waterfront Development Plan in Summit County

On February 21st, the Town of Dillon’s Planning and Zoning Commission voted 3-2 in favor of moving forward on the Dillon waterfront redevelopment plan, spearheaded by local developer Jake Porritt. The project promises to breathe new life into the town’s waterfront area on Dillon Reservoir.  At the heart of the redevelopment plan is the creation of a vibrant waterfront district by transforming the 161,200 square foot site currently occupied by the Best Western and now closed Arapahoe Café into a 5 story, 485,000 square foot development featuring a mix of residential, commercial, and recreational spaces.

Interest rates for 2023 were the highest the United States has seen since the 1990’s. We entered 2023 with interest rates above 6% only to see rates soar to above 7% in late October – more than double their historic lows seen in 2020 and 2021.

As mortgage interest rates climbed this past year, the Breckenridge home buying market adjusted to current market conditions with a historically low inventory. Demand to own in Breckenridge and the surrounding areas of Summit County, however, remained strong leading to an uptick in the number of cash deals.
