Summit County Real Estate News, Local Happenings & Home Care Tips | Breckenridge Associates Real Estate - Blog Archive: 2018 | Page #5

Last year, 2017, saw the greatest number of real estate transactions in Summit County since 2007. And record-low inventories, but those did not deter our thirsty Summit County buyers- no surprise to those of us who drink the high country cool aid (not a marijuana joke, just a self-deprecating nod to our rabid love of life in the mountains).

As we travel through the ski season, the properties that appeal to winter buyers are often condos and townhomes- and this February a statistically significant amount, both in Breckenridge and greater Summit, sold. Condos outpaced all other types of real estate and represented double the amount of single-family home sales in Breckenridge in the same time period. Hold onto your beanie for this next statistic. The…

As the Spring sunlight brightens across the slopes, schools mercifully close to allow time for friends and family to gather to celebrate the passing of deep winter and the emergence of longer, warmer days. Summit Schools take the break late after many of the ski resorts close.  This year's school vacation is from April 16-20 -- we're already in the best place to be for March and early April spring breaks.

Even the most dedicated powder hounds among us breathe a collective sign of relief as the days lengthen and the weather warms -- and not just because Spring is a reliable source of epic powder days. The cycle from dark to light, to the return towards summer, is one that humans have celebrated across cultures and centuries. It remains ingrained in us…

Ski and Racket Club Townhomes Winter 2018

Selling real estate in winter seem like a challenge when ice and snow might cover the best maintained walkways, icicles hang from the rooflines and greying snow piles. Winter property sales tucked in at 9,600 feet in the Colorado Rockies as we are, ensure that the snow doesn't get dingy and the icicles add charm. Winter in Summit County is a celebration; it has to be. Winter covers the majority of our year. Homeowners in other locations may see winter as bleak and gray with snow, cold and shorter days as hindrance.  For those of us in ski towns, while it's winter we can highlight the many reasons to be living here, especially if you own a ski-in/ski-out home.

We have world-class ski areas and they are a motivating selling tool. We have après ski…

Breck Associates Search is Fastest for Summit County Real Estate

Have you seen ads on TV for nationwide realty companies where they're claiming that you'll get listings faster?  One company specifically said they were faster than some other companies. They may be, and in the current market where good-value properties are selling in record time, potential buyers need to get listings fast.  The local company that is adding the listing to the local MLS service will necessarily be THE fastest for their own listing, the local MLS will show FIRST all of their agents properties sooner, and a local real estate website with a great search tool could be the very fastest at getting new listings in front of searching buyers.  It could be the first and fastest if…

Olympic season makes us think of records set and records broken, and here in Summit County we are setting some interesting records. Inventory is as low. Like record settingly low. In the last seven years, the greatest amount of available listings for both Breckenridge and greater Summit County occurred in August of 2011. As of on February 9th, we have just over 17% of those listing numbers available. To be fair, summer is always the busiest season for real estate, but this gap is shockingly wide. If you are thinking about selling, this would be the time to jump.

For the majority of ski town dwellers, references to bulls and bears bring to mind the bull moose and brown bears we are likely to see while out hiking, but perhaps with this particularly…

“Disappointment equals expectation minus reality.” -Chip Conley, Emotional Equations

Taxes are a reality.

Property Tax Assessment season is upon us. And while most of us love to think about the equity we have amassed in our growing market, few like to see that number reflected in the tax assessment- particularly when that number seems an unlikely or unsupported sale price for one’s home.

However, Colorado ranks at the very bottom of property tax rates nationally- only Alabama and Hawaii have lower effective property tax rates. States like New Jersey and Texas have property tax rates four times higher than Colorado. (And, suspend your judgment about living in Texas or NJ- I spend time in both places and they have lots to recommend them. But no,…
