It’s hard to believe this epic snow year is winding down and coming to a close. We hope you’re able to get out there and make a few more turns before the end of the season. As we jump feet first into Spring with Summer not too far behind, we think about the transition of local business and what it means in to our community. We’ll soon be saying goodbye to skiing and snowboarding and hello to fly fishing and golf. We’ll shift from evenings at home cozied up by the fire and into longer and warmer days ahead, dining and playing outside. After the economic sluggishness of 2010, it is easy to paint a picture of the local Breckenridge real estate market in a decline. One can certainly find numbers that indicate receding prices and dropping numbers of sales in segments of the local market. However, this tells only part of the story and ignores some other signs pointing toward recovery.

As we have wrapped up 2010 and are springing forward well into 2011, there are some clear trends that indicate a gathering strength in our marketplace. In a nutshell, 2010 revealed a dramatic increase in total sales volume, a surge in sales of condos and townhomes, a drop of existing inventory of properties for sale, a jump in sales of vacant land and a clear 4th quarter spike in properties going into contract.…

Recent indicators in ski resort, lodging and local business numbers suggest Breckenridge and Summit County tourism may be recovering in today’s economy, according to a recent Summit Daily News article. Growth in lodging occupancy, retail and restaurant sales tax revenue increases, an outstanding month of December and better than average snowfall have contributed to a successful ski season thus far.

Lodging occupancy in Breckenridge jumped 7 percent in 2010, according to Mountain Travel Research Program (MTRiP) and as of March 3, winter season bookings were pacing 4 percent ahead of last year. Restaurant and retail sales tax revenue increased nearly 7 percent. This was the first increase seen in tax revenue in 2 years for these lines of business. December…
