Near downtown Breckenridge, south on Hwy 9, and further on the road called Blue River Estates Way, is the subdivision called The 96, a neighborhood that began with summer homes.  From the first home built in 1964, The 96 came into existence to provide relief from heat elsewhere, and allow homeowners to enjoy the always cool temperatures of Summit County and the natural babble of the Blue River. Homes for sale in The 96 all lie within the incorporated town of Blue River.

All residents have fishing and boating rights on the Goose Pature Tarn, which has been stocked and the shoreline improved in recent years. Paddling - standing or sitting - is certainly an option on this cold, but neighborly lake. Fishing is allowed in the Blue River with a state fishing license, or free for children.

Trails head up into the national forest from the east side of Blue River Road through the neighborhood along Pennsylvania Creek.

Nearby trails include the Spruce Creek trail to Mohawk Lakes,  one of the most popular hiking trails in the Breckenridge area because it is a relatively short hike that climbs to meadows where there are spectacular views. The trailhead begins across Highway 9 from this neighborhood. Trails are also to be found in the Spruce Valley Ranch neighborhood just north of the 96.
