Right now there is a grand total of 3648 listings in our MLS computer. That includes everything - single family, condos, townhomes, duplexes, land and business opportunities. Last year at this time, the grand total was 5608 listings. That’s a decrease of 35% in overall inventory.
Looking at the Breckenridge market, we now have 356 homes listed for sale in the Breckenridge area. Last year at this time there were 393 homes listed. That’s a decrease of about 9.5%.
And, last year we had about 427 condos listed for sale in Breckenridge. This year right now there are about 340 for sale, a decrease of about 20%.
What about sales? Last year there were about 95 homes sold by October 1. This year about 138 homes have sold. That’s an increase of about 48%! So listing inventory is down 20–30% depending on the type of property, and sales are up as much as 48% on homes and up 7% on sales of condos in the Breckenridge area - overall about 28% better than last year.
All good news, right? We know you’re thinking...what about prices? Are they going up/down/what? The stats are showing sales prices are nearly flat or slightly lower than prices last year.
Now for the Top 5 Real Estate Deals for October 2011
This month four of the five properties I am highlighting are immediately adjacent to the Breckenridge ski resort or the National Forest. Why by the ski slopes? How come these are the best deals? Here’s why.

It’s 4 bedrooms, 4 baths and it has the ever important game room separate from the beautiful vaulted living room. Because of the location this home sees a lot of guests. But the interior has been kept fresh and new looking. From the living room you view the peaks and it has a 2-car garage.

The next property is up on Peak 10 on White Cloud Drive. It too is a single family home and it directly adjoins the National Forest under supervision of the ski area. This home is on a nice flat fenced lot which is absolutely perfect for all you dog-lovers out there. In the summer, stroll into Carter gulch for an easy hike. And In the winter, ski back to the neighborhood, and if you’re good, right back to the street the house is on. The house has 3 bedrooms and 2 1/2 baths. And, it has a dog wash in one of the bays of the garage. The house is in Warriors Mark West, an area that’s one of my own personal favorites.

3.) Eagles View Condo, Breckenridge
In the same neighborhood, this Eagles View Townhomes is being offered for $399,000 it’s a 2 bedroom townhome with huge potential. In fact, there is a possibility of converting a lower level storage room and sauna into a third bedroom, if you get really ambitious. The living room and master bedroom windows can be enlarged to take in more of the gargantuan mountain views. This condo has a private garage. Ski right out to the chairlift from here, and if you’re good, ski back to the parking lot! This is a front row seat to the national forest.

It’s a “neo-victorian”, a comfortable 3 bedroom, 2 bath townhome with a private garage. It’s on French Street, just two blocks from the middle of downtown. It’s being offered fully furnished and equipped with a history of being enjoyed completely by so many people. You know, some folks aren’t so worried about being right up by the ski area. For them, this location ideal. It’s super convenient to all the activities and festivals that take place on Main Street throughout the seasons. And to get to the skiing, there is a free ski shuttle stop at the corner just paces from the property.
