August 2019 Real Estate Update

It has been a busy summer in Breckenridge as we’ve been soaking up the warmer temps, and filling our longer days with hiking, biking, golf and everything in between. From our wonderful NRO Porch Series Concerts to our 4th of July Client Party, we’ve been enjoying all the fun full-swing. Thankfully, we still have lots of summer sunsets to take in. But with kids heading back to school later this month, it seems there’s somewhat of an inevitable shift on the horizon in the day-to-day freedoms summertime offers. We’re planning on savoring every last moment of summer with cherished family and friends, and hope you’re doing the same wherever you may be -- hopefully here in Breckenridge.

Breckenridge and Summit County have had a steady summer for real estate. For the buyer, selection is better than it’s been in quite some time as inventory throughout the county is high, so there’s more to choose from than in previous summers. There are 958 active residential and land listings in Summit County year-to-date with 763 active listings for the same time period in 2018, and 289 for Breckenridge year-to-date compared to 252 active listing in the same time period for 2018.

Breckenridge year-to-date residential sales are down compared to 2018. There have been 293 transactions so far in 2019 verses 355 for the same time period last year. However, the average sales price for single family homes and townhome sales in Breckenridge is up over 2018. 2019 single family home sales prices averaged $1,373,662 year-to-date in 2018 and have averaged $1,602,630 so far in 2019. Breckenridge townhomes, condos and duplexes have also seen year-to-date growth in average sales prices over 2018. Breckenridge and Summit County sellers are also currently experiencing sales transactions averaging 96-100% of their list price.
