The Summit County real estate market continued its transition toward more balanced conditions during the second quarter of 2026. Following one of the lowest snowfall seasons on record, Summit County experienced softer tourism throughout the winter and early spring. As summer began, Colorado's wildfire season and broader geopolitical uncertainty also contributed to a more cautious consumer mindset, particularly among second home buyers. While visitation has started to rebound, many buyers are taking additional time to compare properties, evaluate value, and make confident long-term investment decisions.
Despite these short-term factors, the long-term outlook for the Summit County real estate market remains exceptionally strong. As of early July:
- Breckenridge had 339 active residential listings, essentially unchanged from one year ago.
- Summit County had 1,091 active residential listings, also in line with last year.
- More than 315 new listings have entered the market since the start of summer.
While buyers have significantly more choices than during the pandemic-driven seller's market, inventory remains modest by long-term historical standards.
