When is the best time to sell your property in Breckenridge, Summit or Park Counties?
From years of experience selling real estate, we know the greatest number of properties sell from June through September, however, the Breckenridge/Summit County market is so strong and as of the end of September 2020, we don't see signs of it slowing down. Further, June through September is only a general rule of thumb, but your particular property may be one that will sell better at another time of the year.
Let's look at the typical scenario first: Vacationers visit our local ski areas, Breckenridge Ski Resort, Copper Mountain, Keystone and A-Basin during the months of November through April. They have a great time and at some point during their visit they think about spending more time skiing and snowboarding, enjoying the beauty of the Rocky Mountains, or taking advantage of the feeling they get when they have their family and friends all together enjoying time in Colorado. However, because they are on vacation they may not have time to devote to searching for real estate. The idea of buying into this lifestyle doesn't go away after they go home, however, and they return in summer to begin the search.
Having said all this, our real estate market in Breckenridge is active all year long. If you make the decision to sell during the fall or winter, there is no reason to wait. Often the inventory levels will decline a bit before the ski season begins and give your property the benefit of less competition. If your home has great ski-in/ski-out access, it may look better to winter visitors.
