Breckenridge Ski Homes

Peak 8 is the original Breckenridge ski mountain at the top of Ski Hill Road which originates at Main Street in the historic downtown.  Ski condos and townhouses are nestled in the lower pitches of this ski mountain around one long snow-covered trail - Four O'Clock Run. Midway on this trail is the Snowflake Lift. Homes for sale in Breckenridge around this lift will have a little easier access to skiing, but a longer walk to town than those located lower on Four O'Clock.

The BreckConnect Gondola on Park Avenue connects downtown Breckenridge to real estate on Shock Hill and the Peak 7 base area. A free bus connects in-town properties to the gondola and makes trips to all the base areas.

Peak 10 runs funnel back to the base of Peak 9 where several condominium buildings give easy access to the Beaver Run and QuickSilver ski lifts on the southwest side of town. The Village at Breckenridge and several other condos are in walking distance to Main Street and ski lifts on Peak 9.

Single-family homes are most prevalent outside the core 'slopeside' neighborhood of Breckenridge. When you're searching for your Breckenridge ski home, visit our Guide to Breckenridge Neighborhoods for more detailed information.

Geography and Climate:

Located at 9,603 feet above sea level, Breckenridge is located near the headwaters of the Blue River, west and north of the Continental Divide of the Rocky Mountains about 90 miles from the capitol city of Colorado, Denver.

Climate: The average summer daytime temperature is between 70 and 75 degrees Fahrenheit; evening lows average between 50 and 55 degrees Fahrenheit. Humidity is low. During the winter months, daytime highs might reach only 30 degrees Fahrenheit, but our proximity to the sun coupled with our "rare air" and abundant reflective snow call for "layering" clothes. Several lighter layers that can be taken off and put back on are the best way to dress for winter. Night-time temperatures can drop below zero. Snowfall might vary from year to year, but snowmaking at Breckenridge Ski Resort assists Mother Nature in providing excellent ski conditions from early season through the winter.

Summer: In the summer, Breckenridge opens the Jack Nicklaus-designed, municipal golf course making 27-holes available to locals and visitors. A 40-mile paved bike path extends westward to Vail and eastward to Keystone, and is a breathtaking ride. There are more than 200 miles of back country hiking and biking trails in the White River National Forest. The SuperSlide, SuperChair and super Coaster at the base of Peak 8 are fun for the whole family.  Rafting, fly fishing, 4-wheelin', horseback riding, shopping -- Breckenridge offers a sport for everyone.  From June to August, you can hear classical music performed by our hometown National Repertory Orchestra and the Breckenridge Music Institute.  Throughout the summer, free concerts are nearly as plentiful as ticketed ones.

Amenities: Breckenridge offers more than 200 bars, restaurants, retail shops and galleries for every taste. Night life is generally casual, ranging from intimate bistros to larger-venue clubs with live music and dancing. There is also an abundance of lodging choices to suit all budgets, from quaint bed and breakfast establishments to private residence and state-of-the-art hotels, with total accommodations for up to 23,000 persons. Meeting and conference facilities are available for small groups or hundreds of conference-goers.

Winter: The Breckenridge Public Golf Course becomes the Gold Run Nordic Ski Center in the winter offering groomed cross-country ski and snowshoe trails that compliment miles of skiable national forest trails. The Riverwalk Center is a year-round 1,000-seat venue, and the Breckenridge Theater present live performances year round. The theater is located in the Arts District, which is a series of historic structures repurposed as workshops for art, and artist residencies.
