A small neighborhood lies between the waters of the Blue River and Highway 9 called Blue Rock Springs, formerly part of the larger and early-established neighborhood on the south side of Breckenridge called Blue River Estates. Any Blue Rock Springs home for sale will have been custom built on more than one-half acre of property. The sound of the Blue River might easily be heard from a Blue Rock Springs home and many have great views of the Tenmile Range.

History of Blue River Estates, the Neighborhood Around Blue Rock Springs

One of the older neighborhoods around Breckenridge was first developed as summer cabins along the Blue River. These homes have been modernized, but the charm of their setting is ever bit as nice as it was in the 1960s. The Blue River runs along the backyards of these big homesites from a half acre to more than two acres. Few of the 50 lots in this neighborhood are still to be developed.

Blue River Estates was created when the father of long-time Breckenridge resident Robin Theobald's father bought 1,200 acres of land in 1960 from the city of Colorado Springs. The elder Theobald, Bob, thought he'd sell the land to people wanting fishing cabins on Pennsylvania Creek or along the banks of the Blue River near where this creek empties into it.

Because their settings are pretty idyllic, these little estates of 1/4 to several acres are family friendly and great vacation homes. 

Many of the older homes in this neighborhood were set up as summer homes, built to survive the absence of their owners. Electricity has always been available but only recently did natural gas come to the neighborhood. Septic systems and on-site wells are the norm.

The many trees in this part of the Breckenridge area dabble that sun like the rocks tumble the sounds of the creeks. Choices of sun orientation and proximity to water in this area can meet many tastes, but are definitely factors to consider when looking at homes for sale in Blue River Estates.

Recreation Near Blue Rock Springs in Blue River

A trail through the neighborhood up Pennsylvania Creek will lead hikers, bikers and cross country skiers quickly to National Forest Land as far as Baldy Mountain, intersecting with Boreas Pass Road. Miles of trails connect in the area - some better than others for these various uses - but homeowners in Blue River Estates can get so familiar with the area they may never get in a car again to start a hike.

Fishing on the Blue is some of the best in the state. All residents of Blue River have access and use rights on Goose Pasture Tarn.
