Blue River is a single-family town, a neighborhood of year-round residents and vacation homes south of Breckenridge on Highway 9. Most homes for sale in Blue River will be within a 10-15 minute drive of downtown Breckenridge. The subdivisions that make up Blue River are on either side of the Blue River and Highway 9 just south of the town of Breckenridge.


The western boundary of the Town of Blue River is national forest crowned by the spectacular Quandary Peak, the only 14,000 foot peak in the county and the ridge of the numbered peaks of the Tenmile Range. The eastern side is also public land including with landmarks like Red Mountain, Mt. Argentine, Boreas Pass, and Baldy Mountain. Peak 10 and The Breckenridge Ski Resort are visible from much of Blue River.

The Town of Blue River runs along its namesake, the Blue River, beginning two miles south of Breckenridge and ends just before Highway 9 begins its climb up Hoosier Pass and over the Continental Divide. Here at the foot of the highest peaks in the county, the Blue River spreads and meanders, creating large swaths of wetlands and surrounding neighborhoods, criss-crossed by trails and secondary creeks.

Commercial zoning does not exist and is not permitted in the five-mile stretch of the Town of Blue River.

Many of the routes through these neighborhoods are improved historic roads that led to mining sites established during the gold-mining boom. The residential subdivisions often take their names from some of those claims made in the late 1800s: Leap Year, the 96, Loma Verde, Golden Crown, the Royal; or natural features like Spruce Valley and Sherwood Forest. The town was incorporated in 1964 and about 100 small homes were built in that decade.
