A spectacular performance for the Breckenridge and Summit County real estate market...that describes the 2015 statistics as we begin to settle into 2016 and pause to take a look back into the real estate markets in Breckenridge and Summit County.

For several years, the local markets have continued to show signs of steady, positive growth.  Home values continued to tick upwards, as supply levels plummeted.  Over the last few years, the oversupply of listings had kept the pressure on prices to remain steady. Last year changed that...it was the opposite.   In just 2 short years, from the end of 2013 through 2015, the available listings were cut in HALF. With this shortage of properties to sell, Buyers were eager to get into the market place as seen by the high number of transactions in 2015, up 17% from 2014.  This sales pace enabled Sellers to not only list at higher prices but to also get an average of 97% of list price.  For the full year, real estate was up 30 percent in monetary volume.  The Breckenridge real estate market, the largest segment of the Summit County market, rose by almost 12 percent in 2015. Single family homes in Breckenridge appreciated 10.5 percent last year, with the average sales price jumping to just over a million dollars to $1,081,645 (the highest average sales price in the last 15 years).  While condos in Breckenridge performed even better, their 14.33 percent gain is the highest appreciation we've seen since 2010.
